Living in Birmingham

Birmingham is urban-suburban. You can walk to dinner, coffee, and the farmers market from most residential streets. The lots are smaller, the homes are closer together, and the trade-off is a vibrant, walkable downtown that most Oakland County cities can't match. New construction activity is strong — older homes on smaller lots are regularly torn down and replaced with modern builds in the $1.5M–$3M range.

Living in Bloomfield Hills

Bloomfield Hills is the opposite of walkable — and that's the point. Estate-sized lots, mature tree canopy, private drives, and a complete absence of commercial activity define the city. With roughly 4,000 residents, it functions as an enclave of privacy and space. Cranbrook Educational Community, a National Historic Landmark, anchors the cultural identity. Buyers here are purchasing irreplaceable acreage and architectural character.

Commute and Access

Nearly identical. Both cities are roughly 20–25 minutes from downtown Detroit via Woodward Avenue or I-75, and both have easy access to the Oakland County employment corridor. Commute is not a differentiator between these two.

School Districts

Birmingham is served by the Birmingham City School District, with Seaholm and Groves at the secondary level. Bloomfield Hills is served by the Bloomfield Hills School District, with Andover and Lahser. These are separate districts with separate boundaries.

Who Each Is Right For

Birmingham fits buyers who...

  • Want a walkable downtown lifestyle — restaurants, shops, and social activity on foot
  • Prefer a tighter community footprint with more neighbor interaction
  • Are interested in new construction on smaller, infill lots
  • Want a home that moves quickly when it's time to sell

Bloomfield Hills fits buyers who...

  • Want estate-level privacy, acreage, and mature landscaping
  • Are buying a home for its architectural character and irreplaceable lot
  • Don't need walkable retail — you drive everywhere by choice
  • Are comfortable in a patient, selective market with longer days on market

These are two of the most desirable addresses in Southeast Michigan. The decision is lifestyle, not quality — walkable energy vs. private estate. Most buyers know immediately which one they want.

Common Questions

Is Bloomfield Hills always more expensive than Birmingham?

Not necessarily. The median in Bloomfield Hills is higher because lot sizes and square footage are significantly larger. But comparable price-per-square-foot can actually be higher in Birmingham due to its walkability premium. A $1.2M home in Birmingham and a $1.2M home in Bloomfield Hills look very different.

Which market sells faster?

Birmingham moves significantly faster. Well-priced Birmingham homes regularly see multiple offers within the first week. Bloomfield Hills is a more deliberate market — estates take longer to find the right buyer, and that's expected at this price point.

Can I walk to anything from Bloomfield Hills?

No — and that's by design. There is no commercial downtown. Residents drive to Birmingham, Troy, or nearby shopping centers for dining and retail. The lifestyle is private and car-dependent.

Are there condos in either city?

Birmingham has several condo buildings in and near the downtown core, with prices starting around $400K. Bloomfield Hills is almost entirely single-family estate homes — condo options within the city are extremely limited.
