What is down payment assistance?

Down payment assistance (DPA) programs provide grants or forgivable loans to help homebuyers cover their down payment and closing costs. In Michigan, these programs are offered by the state (MSHDA), counties, cities, and federal agencies. Many are specifically designed for first-time buyers.

Do I have to be a first-time homebuyer?

Not always. While many programs target first-time buyers, some, like MSHDA's standard DPA, VA loans, and HomeReady, are available to repeat buyers as well. Our tool checks both first-time and non-first-time programs based on your answers.

What counts as a first-time homebuyer in Michigan?

In most programs, a first-time buyer is someone who has not owned a home in the past three years. If you owned a home previously but it's been more than three years, you typically qualify as a first-time buyer again.

Do I have to pay these grants back?

It depends on the program. True grants (like Oakland County's DPA) don't need to be repaid. Forgivable loans (like MSHDA DPA) are forgiven after you stay in the home for a set period. Some programs are structured as low-interest second mortgages. Our results page tells you which type each program is.

Can I combine multiple programs?

In many cases, yes. For example, you can often layer a county-level DPA grant on top of an MSHDA first mortgage. A lender who specializes in DPA programs can help you stack the maximum benefit.

How accurate is this tool?

This tool provides a preliminary screening based on publicly available program requirements. It's a strong starting point, but final eligibility is always determined by the program administrator and your lender. Income limits, purchase price caps, and program funding can change.

What is MSHDA?

MSHDA stands for Michigan State Housing Development Authority. It's the state agency that administers Michigan's primary homebuyer programs, including MI Home Loan first mortgages and DPA programs. MSHDA programs are available statewide through approved lenders.
